Leasing
CCIMs play a primary role in leasing by structuring lease agreements
to the maximum benefit of the client. They determine what provisions
must be specified in a lease to meet client objectives, including
measuring and projecting necessary revenues and expenditures, and
analyzing the financial impact of certain lease provisions.
Sale-Leasebacks
Corporations operating in many locations across the country often sell
and lease back their property to increase working capital. A sale-leaseback
is based on a number of sophisticated financial decisions. A CCIM
can identify and negotiate with potential buyers and measure the
investment’s anticipated yield. With sale-leasebacks, CCIMs
apply their unique problem-solving abilities to assist clients in
meeting their objectives.
Market Analyses
and Studies
A CCIM knows the local marketplace. This knowledge is invaluable in evaluating
an area for a proposed development, expansion or relocation.
CCIMs consider a location
and how it will “work” for a client. To do this they
conduct population, demographic, and retail supply and demand studies.
They apply knowledge of trends, make expert judgments based on
the data, and interpret the findings, allowing for a final recommendation.
Syndication
CCIMs play many roles in syndication. They may act as managing or general
partners, advise investors on potential syndications, and evaluate
the real estate potential of the transactions. CCIMs are thoroughly
versed in tax ramifications of various kinds of syndication, and
can analyze an arrangement according to an investor’s goals.
Development
A CCIM is trained in the entire real estate development process, whether
the project is a shopping center, industrial park, office building
or apartment complex.
A Certified Commercial
Investment Member analyzes how a proposed development will match
the current market needs, and helps select the proper site for
the development. Moreover, a CCIM can assist in obtaining financing,
and design and implement a successful marketing plan to sell and/or
lease the project.
INVESTMENT COUNSELING
Your investment portfolio
should be evaluated regularly. One of the most important services
a Certified Commercial Investment Member provides the
real estate investor is the assurance that investments are appropriate to current
situations and are performing suitably. As your investment needs
change, your portfolio should change with them. A CCIM can evaluate
your
investments against those changing goals and objectives, and help
you sell and buy properties when the timing is right for you.
As
analysis carried out by a CCIM can tell you whether your investments
are maximizing net worth and meeting current and long range investment
goals.

a CCIM. An initial interview will provide an opportunity to get
acquainted and become familiar with the services available.
